The core scope: framing, insulation and drywall
These are LR Contracting's typical 2026 ranges for the shell of a basement in Oakville and Halton:
| Scope | Typical range |
|---|---|
| 2x4 stud wall framing | $2,000 – $5,000 |
| Spray foam on exterior walls | $2,500 – $6,000 |
| Moisture-resistant drywall, supply and install | $4,500 – $9,000 |
| T-bar ceiling (if applicable) | $2,000 – $5,000 |
| Total drywall scope, typical basement | $8,000 – $20,000 |
For drywall alone, LR's basement rate is typically $2.50–$5.50+ per square foot of wall and ceiling surface (basements can run higher: more corners, bulkheads and soffits to tape), and a basement renovation of 800–1,200 sq ft of floor needs roughly 2,800–4,200 sq ft of board (floor area × 3.5), so about $7,000–$23,100 for drywall + taping, depending on bulkheads and finish. What will drywall + taping cost?
LR's 2026 rate, materials included: homes $2.50–$5.50 per sq ft, commercial $2.50–$4.00. Pick the complexity and drag to your floor area.
What sits on top of the core scope
- Bathroom: plumbing, fixtures, tile, waterproofing. Usually the most expensive room.
- Electrical: pot lights, circuits, smoke and CO alarms; sometimes a panel upgrade in older homes.
- HVAC: extra supply and return runs for comfort.
- Flooring, doors, trim and paint
- Egress window if you're adding a bedroom
- Permit and drawings: required in Oakville. See our permit guide.
- Contingency: hold around 10% for what you find behind old finishes.
Published full-project ranges (third-party)
For the complete project, Canadian and GTA renovation price guides published in 2026 vary widely. As a rough guide, they generally fall in these bands per square foot of finished floor area:
| Scope | Published GTA range (third-party) |
|---|---|
| Basic finish: open rec room, no plumbing | roughly $25 – $55 / sq ft |
| Mid-range: bedroom, full bathroom, better finishes | roughly $45 – $75 / sq ft |
| Legal second unit: kitchen, fire separation, separate egress | roughly $70+ / sq ft |
These are planning ranges from published guides, not LR quotes. Watch out for US-based cost sites, which quote US dollars, US labour rates and no Ontario permit requirements.
What drives the price, biggest first
- Bathrooms and plumbing. A builder rough-in helps a lot; breaking the slab for new drains costs more.
- Rental unit vs family space. A second unit adds fire separation, a kitchen and stricter permit review.
- Moisture and existing conditions. Water problems, old finishes to tear out, or an uneven slab add cost before finishing starts. More common in older south Oakville homes than in newer North Oakville builds.
- Size and layout. More rooms mean more walls, doors, lighting and HVAC runs. Open plans cost less per foot.
- Ceiling choice. Drywall ceilings cost more than a T-bar drop ceiling but look more residential.
- Insulation approach. Spray foam on the foundation costs more than batt but is the right below-grade assembly. See spray foam vs batt.
- Soundproofing under living areas. See soundproofing a basement ceiling.
How to compare basement quotes
Ask every contractor to list the same items: permit and drawings, framing type, insulation spec, drywall type and level of finish, ceiling type, number of pot lights and outlets, plumbing fixtures, flooring allowance, doors and trim, paint and cleanup. Our hiring checklist covers the Ontario protections (WSIB, insurance, holdback) too.

Common questions
How much does basement drywall cost in Oakville?
LR's typical framing, insulation and drywall scope for a basement runs about $8,000 to $20,000 in 2026. Drywall alone is typically $2.50 to $5.50+ per square foot of surface, materials included; basements can run higher because of the extra taping.
How much does it cost to finish a whole basement?
Published GTA guides put complete basements roughly between $25 and $75 per square foot of finished area, more for a legal second unit. Your scope decides where it lands.
Is finishing a basement worth it?
For most families it's the lowest-cost way to add living space, because the foundation, roof and exterior walls already exist.
