What we deliver on a premium build
- Interior framing in steel or wood: dead-straight walls, coffers, trays, bulkheads and curved walls, with backing placed for millwork, art and fixtures.
- Insulation that performs: closed-cell spray foam on exterior walls, rooflines and rim joists, mineral wool for sound between bedrooms, theatres and offices.
- Drywall and Level 5 finishing: a full skim coat over every surface, so sheen paint and raking light show nothing.
- Feature ceilings: coffered, tray, vaulted, barrel and skylight wells, finished from scaffold, with no shortcuts.

Where premium builds are won or lost
Luxury homes are judged at 6 p.m. in October, when low sun rakes across a 20-foot wall. That's when Level 4 drywall shows every joint. It's also why we get involved before drywall day: confirming ceiling heights, coffer dimensions, lighting layouts and backing with the builder and designer, so the details come out crisp the first time.
Investment
| Project | Approx. size | Range |
|---|---|---|
| Drywall, custom home (mid-range) | 3,000–4,000 sq ft | $36,750 – $63,000 |
| Drywall, luxury custom home | 4,000–6,000 sq ft | $63,000 – $115,500+ |
| Spray foam + batt (hybrid) | 4,000 sq ft home | $18,000 – $28,000 |
Luxury drywall runs $4.50–$5.50+ per sq ft of surface. Coffers add $8–$15 per linear foot, and 10–12 ft ceilings add 15–25% to ceiling cost. Your written quote gives the exact number. Schedule: 3–5 weeks of drywall for a 3,000–5,000 sq ft home, 5–8 weeks above that.
Building in Oakville and Halton
Many premium builds are infill rebuilds in south Oakville, Old Oakville, Bronte, Lorne Park and Mineola, and on estate lots in north Burlington and Halton Hills. They come with zoning limits, heritage districts in parts of Oakville, and Conservation Halton approvals near creeks. That's the builder's side, and we schedule our work around it.
Custom home drywall: ceilings, Level 5 and schedules
Why builders call LR
When the walls are right, everyone looks good: the painter, the trim carpenter, the builder, the owner. When they're not, every joint shows under the first sunset through a two-storey window. We hold every custom home to Level 5, with a full skim coat over every surface, because we know what the light in these homes does to walls that aren't properly finished.

Ceilings are where custom homes are judged
- Coffered ceilings: precise framing coordination, multiple inside and outside corner beads, extra taping detail.
- Tray and multi-level ceilings, with cove lighting details and crisp reveals.
- Vaulted and cathedral ceilings: angled cuts, difficult board placement, raking light.
- Skylight wells, curved walls and two-storey foyers, finished from scaffold, not shortcuts.
What custom home drywall costs
LR's 2026 Halton ranges, supply and install, per square foot of wall and ceiling surface:
| Project | Approx. size | Typical range |
|---|---|---|
| New custom home build (mid) | 3,000–4,000 sq ft house | $36,750 – $63,000 |
| Luxury custom home | 4,000–6,000 sq ft house | $63,000 – $115,500+ |
The premiums that move the number: ceilings at 10–12 ft add 15–25% to ceiling cost; coffered or tray detail adds $8–$15 per linear foot; Level 5 is built into our custom-home rate (the $4.50–$5.50 per sq ft end of the range). A 3,000 sq ft home needs roughly 10,500 sq ft of drywall (floor area × 3.5). Full detail in drywall cost in Oakville 2026.
Schedules you can build around
| Project | Drywall timeline |
|---|---|
| Custom home new build (3,000–5,000 sq ft) | 3–5 weeks |
| Large luxury build (5,000+ sq ft) | 5–8 weeks |
Complex ceilings add 30–50% to taping time, and Level 5 adds 2–4 working days. We put it in a written schedule and stick to it. Every trade after drywall is waiting on us. More in how long does drywall take?
Common questions
Do you build the whole house?
LR delivers the interior package: framing, insulation, drywall and Level 5 finishing. We work alongside your builder and designer, or directly for owners managing their own build.
Is Level 5 included?
On every custom home, yes. It's our standard, not an upgrade.
When should we bring you in?
Before drywall is scheduled, ideally when ceilings, coffers and lighting are being finalised, so details are resolved on paper.
Is Level 5 really necessary?
On custom homes, yes. Any paint sheen above flat, large windows or grazing pot lights will show joints on Level 4. On custom homes it's built into our rate, not added on.
Do you work for builders or homeowners?
Both. Many of our custom homes are for builders; owners building their own homes hire us directly too.
Can you frame the coffers too?
Yes. We frame ceilings and bulkheads in steel or wood so the drywall details come out crisp.
