The short answer
Most GTA renovations land in one of three bands, depending on how much of the house you open up and how high the finishes go. Published consumer guides for Toronto show:
| Project | Published GTA range | What moves it |
|---|---|---|
| Whole-home renovation | $120 – $550 / sq ft | Scope, finish level, structural and mechanical work |
| Kitchen | $20,000 – $100,000+ | Cabinets, counters, layout changes, appliances |
| Bathroom | $15,000 – $55,000+ | Moving plumbing, tile, glass, fixtures |
| Basement | $30,000 – $100,000+ | Height, moisture, a bathroom or kitchen, separate unit |
Ranges as published by HomeStars for Toronto (2026). They describe full projects with all trades, not LR's prices.
Where the money actually goes
Every renovation is the same stack of trades in the same order: demolition, structure, plumbing and electrical rough-in, insulation, drywall and taping, then flooring, cabinets, paint and fixtures. Kitchens and bathrooms are expensive because of what goes into them. Walls and ceilings are the part every room shares, and the part everyone sees under the light at the end.
- Finishes (cabinets, counters, tile, flooring) usually decide whether you're at the bottom or the top of the range.
- Moving things (walls, plumbing stacks, beams) adds engineering, permits and trades.
- Old houses hide surprises: knob-and-tube wiring, asbestos-era materials, out-of-level framing.
- Labour in the GTA is in demand. Booking well ahead is the cheapest way to avoid rush pricing.
The part we can price exactly: walls and ceilings
LR Contracting frames, insulates, boards and tapes. Those trades follow a simple rule of thumb you can use yourself:
Floor area × 3.5 ≈ square feet of drywall (walls and ceilings). Multiply that by the rate. For homes, drywall + taping runs $2.50–$5.50 per sq ft of drywall, materials included, which works out to about $8.75–$19.25 per sq ft of floor.
| Example (drywall + taping) | Drywall needed | LR 2026 range |
|---|---|---|
| 1,000 sq ft basement | ≈ 3,500 sq ft | $8,750 – $19,250+ |
| 2,000 sq ft main floor + second floor reno | ≈ 7,000 sq ft | $17,500 – $38,500 |
| 3,500 sq ft custom home | ≈ 12,250 sq ft | $30,600 – $67,400 |
| Commercial unit, 3,000 sq ft | ≈ 10,500 sq ft | $26,250 – $42,000 ($2.50–$4.00 rate) |
Simple rooms with standard ceilings sit at the low end. Coffered and tray ceilings, tall foyers and a Level 5 finish sit at the top. Basements can run higher because bulkheads, soffits and corners mean more taping. Try your own numbers in the drywall cost calculator.
Five ways to keep a GTA renovation on budget
- Get itemised quotes. Board type, coats and finish level on paper, so you can compare line by line.
- Decide finishes before demolition. Changes mid-job are where budgets break.
- Carry a contingency of 10–20% for what's behind the walls, more in older homes.
- Don't save on the drywall stage. Re-taping after paint costs far more than three proper coats the first time.
- Use one crew for the shell. Framing, insulation, board and tape by one team removes the gaps between trades.
Permits
Structural changes, new plumbing, basement apartments and most additions need a building permit from your municipality (Toronto, Mississauga, Oakville, Burlington, Milton or Halton Hills). Check your city's building department before you sign anything. See our Oakville basement permit guide.
Common questions
How much does it cost to renovate a house in the GTA in 2026?
Published Toronto guides put whole-home renovations at roughly $120 to $550 per square foot depending on scope and finishes. Walls and ceilings (drywall and taping) are a smaller, predictable part: about $8.75–$19.25 per square foot of floor with LR, materials included.
How do I estimate how much drywall I need?
Multiply your floor area by 3.5 to get square feet of drywall for walls and ceilings. A 2,000 sq ft space needs about 7,000 sq ft of board.
What does drywall and taping cost per square foot in the GTA?
LR's 2026 rate, materials included, is $2.50–$5.50 per square foot of drywall for homes and $2.50–$4.00 for commercial work.
Is it cheaper to renovate in Halton than in Toronto?
Material prices are similar across the GTA. Access, parking, condo rules and older housing stock can add cost in central Toronto; Halton projects are often simpler to stage.
