The right board in the right place
- Standard board for most walls and ceilings, with sag-resistant ceiling board where spans need it.
- Moisture-resistant board for basements and damp areas; cement board or a waterproofing system in showers.
- Fire-rated Type X where code calls for it, such as between an attached garage and the house.
- Sound-rated assemblies for bedrooms, offices and home theatres, with acoustic insulation behind.

What's included in an LR drywall quote
Supply and delivery of drywall, hanging and screwing to framing, taping all joints and corners, three coats of compound with proper drying time between each, sanding between coats, and a final Level 4 or Level 5 finish depending on spec.
Quoted separately: metal framing, insulation, primer and painting.

Drywall and taping together, materials included: board, compound, tape, screws and corner bead, hung, taped in three coats with drying time, and sanded. Homes $2.50–$5.50; commercial $2.50–$4.00. Per square foot of wall and ceiling surface (not floor area). Framing, insulation, primer and paint quoted separately. Your on-site quote is exact.
Rule of thumb: the drywall (material) you need is roughly your floor area × 3.5 in square feet of board. Multiply that by our rate, or simply multiply your floor area by $8.75–$19.25 ($2.50–$5.50 × 3.5). Your free site visit measures it exactly and turns it into a written price. Get your exact number →
Drywall is priced on wall and ceiling surface, not floor area. A 3,000 sq ft home needs roughly 10,500 sq ft of drywall (floor area × 3.5). Beware very low quotes: they usually mean thinner board, fewer coats or skipped sanding, and redoing drywall after paint costs far more.

Levels of finish, written into the quote
Most drywall disputes come from a finish level nobody wrote down. We put it on the quote, by area:
| Level | What it is | Where it's used |
|---|---|---|
| 1 | Tape set in compound | Above ceilings, plenums, service areas |
| 2 | Tape plus one coat | Warehouses, tile backing |
| 3 | Two coats | Heavy texture finishes |
| 4 | Three coats, sanded smooth | Most painted commercial walls |
| 5 | Level 4 + full skim coat | Gloss paint, glass walls, raking light |

Why one sub for framing, board, tape and ceilings
When the same company frames and finishes, there's no finger-pointing over crooked studs causing ridged seams, or missing backing behind finished board. LR carries metal framing, drywall and taping, and T-bar ceilings on one schedule. How commercial work differs from residential: commercial vs residential drywall.
