Where an addition is won or lost
Additions fail in the details nobody sees in the rendering: the tie-in between old and new walls, cold rooms over open crawlspaces, cracks where new framing shrinks against old. Those are framing, insulation and drywall problems, which is LR's core trade.

- A sealed envelope. Spray foam on all surfaces of sunrooms and additions creates a superior thermal envelope before drywall.
- Clean tie-ins. Old and new walls and ceilings blended so the addition reads as one house, not a bolt-on.
- Vaulted and feature ceilings, framed, insulated and finished properly, with skylights included.
- Level 5 where the light demands it. Additions often have big windows, and raking light shows every joint.
Types of additions
- Rear additions: bigger kitchens and family rooms opening to the yard.
- Second storeys: bedrooms over a bungalow, common across older Oakville and Burlington streets.
- Sunrooms: all-season rooms that are actually warm in January.
- Garage conversions and bump-outs: modest space with a big effect.
Approvals in Halton
Every addition in Ontario needs a building permit. Depending on your lot, you may also need a minor variance from your municipality's Committee of Adjustment, or a permit from Conservation Halton if the property sits near a creek or valley. We map this out before design is final, because it drives your schedule. See home additions in Oakville for a local example.
What does an addition cost?
Published Ontario ranges put most finished additions at roughly $200–$400 per square foot, with GTA projects often higher. Small additions cost more per foot than large ones. We break it down in home addition cost in Halton.
Common questions
Do I need a permit for an addition?
Yes. Every home addition in Ontario requires a building permit, and some lots also need zoning relief or a conservation authority permit.
Spray foam or batt in an addition?
For exterior walls and rooflines we typically recommend closed-cell spray foam, which seals and insulates in one step. Interior walls can use mineral wool for sound.
Can you match my existing walls and ceilings?
Yes. Blending the tie-in between the existing house and the addition is a core part of our drywall and finishing work.
