What developers actually need from an interior trade
One package, one accountable crew
- Steel stud and wood framing: demising walls, corridors, bulkheads and ceilings, laid out from your gridlines.
- Insulation: spray foam, batt and acoustic batts between units, installed before board and ready for inspection.
- Drywall and taping: fire-rated assemblies to the listed design, Level 4 standard, Level 5 where the spec or the light demands it.
- T-bar and acoustic ceilings for amenity spaces, offices and commercial podiums.

Why one trade partner beats the lowest bid
The cheapest drywall number rarely stays the cheapest. Thin crews stretch schedules, inconsistent finishes multiply deficiencies, and every day drywall slips is a day every following trade waits. Pricing that holds, a crew that shows up, and walls that pass the first inspection are what protect a development's margin.
How to work with us
- Send the drawing set: architectural, RCP, wall-type schedule and specs. You can upload PDFs after your first request.
- Get pricing per unit type, itemised by scope so you can value-engineer with real numbers.
- Agree the schedule: crew start dates mapped to your construction sequence.
- Build: framing, insulation, board, tape and ceilings on one schedule, with the owner on call.
Subdivisions and production builders
What builders actually need from a drywall sub
On a production site, the drywall trade sits right in the middle of the critical path. Insulation inspection can't happen until it's in, paint can't start until it's done, and closings are already sold. What matters:
- Showing up when the schedule says, and telling the site super early when something upstream will push the date.
- A repeatable standard: the same board layout, corner treatment and finish level in every unit, so the PDI walk isn't a lottery.
- Insulation that passes inspection the first time, installed by the crew that boards it.
- Clean handover: debris out, deficiencies addressed, units ready for the next trade.
- Clear pricing per model, so variance between lots is understood before work starts.

One package: framing, insulation, board, tape
Splitting interior trades between three subs means three schedules and three sets of excuses when a wall is out of plumb or a batt is missing behind board. LR carries framing, insulation, drywall and taping as one package, so a problem is caught and fixed by the same company before it reaches the inspector or the homeowner.
Finish standard
Three coats of compound with proper drying time, sanded and checked under raking light. Level 4 is standard for flat-painted production interiors; where a model uses higher-sheen paint or large windows, we price Level 5 per model so it's agreed up front. More in what production builders should expect from a drywall sub.
Volume and scheduling
Every subdivision is priced and scheduled on its own: number of units, models, release phasing and how many units are ready at once. We'll be straight about what we can carry before you put us on the schedule.
Multi-unit and stacked townhomes
Multi-unit buildings add fire and sound separations between suites. Those assemblies are built to the listed design on the drawings, with the same care on the hundredth wall as on the first. See how commercial and residential drywall differ.
Common questions
Do you price per unit type?
Yes. Send the drawing set and we price each unit type and common area, itemised by scope.
Can you handle multiple buildings or phases?
Tell us your sequence and dates and we'll confirm crew availability against them in writing.
Do you work for investors renovating income properties?
Yes. Multi-unit renovations, basement units and repositioning projects are a good fit for our framing-to-finish package.
Do you do framing and insulation as well as drywall?
Yes. LR carries framing, insulation, drywall and taping as one package, which keeps the interior on one schedule and one standard.
How do you price subdivision work?
Per model, from the drawings, with finish level and any model-specific features agreed up front, so lot-to-lot pricing is predictable.
Do you work on multi-unit buildings?
Yes, including fire and sound separations between suites built to the listed assemblies on the drawings.
