The short answer

In Oakville and the rest of Halton Region, supply-and-install drywall typically costs between $2.50 and $5.50 per square foot of surface area, materials and labour combined. Where your project lands in that range depends on the type of work, ceiling heights and geometry, and the level of finish you need.

Where your job landsPer sq ft of surfaceWhat drives it
Simple rooms$2.50 – $3.50Standard 8–9′ ceilings, few corners
Typical home$3.50 – $4.50A mix of standard and feature ceilings, bulkheads, more corners
Complex & luxury$4.50 – $5.50Coffered and curved ceilings, tall walls, Level 5 finish
Basements$2.50 – $5.50+Can run higher: bulkheads, soffits and corners mean more taping
Commercial & multi-unit$2.50 – $4.00Long straight partitions, Level 4 finish

Drywall and taping together, materials included: board, compound, tape, screws and corner bead, hung, taped in three coats with drying time, and sanded. Homes $2.50–$5.50; commercial $2.50–$4.00. Per square foot of wall and ceiling surface (not floor area). Framing, insulation, primer and paint quoted separately. Your on-site quote is exact.

Rule of thumb: the drywall (material) you need is roughly your floor area × 3.5 in square feet of board. Multiply that by our rate, or simply multiply your floor area by $8.75–$19.25 ($2.50–$5.50 × 3.5). Your free site visit measures it exactly and turns it into a written price. Get your exact number →

Surface area, not floor area

This is the most common source of confusion when homeowners compare quotes. Drywall is priced on the total area of walls and ceilings being boarded, not the floor area of the house. A 3,000 sq ft home needs roughly 10,500 sq ft of drywall (rule of thumb: floor area × 3.5), depending on ceiling heights, the number of rooms and features like coffered or tray ceilings. If one quote says "$3 per foot" and another says "$9 per foot", check which area each one is measuring before you compare.

What a complete drywall quote includes

A complete drywall quote from LR Contracting covers:

  • Supply and delivery of drywall boards to site
  • Hanging and screwing to the framing
  • Taping all joints and corners
  • Three coats of compound, with proper drying time between each
  • Sanding between coats
  • A final Level 4 or Level 5 finish, depending on the specification

Usually quoted separately: metal framing, insulation, primer and paint. Make sure every quote you compare includes (or excludes) the same items.

What drives drywall costs up

1. Ceiling height

Standard 9-foot ceilings are straightforward. Ten-, eleven- and twelve-foot ceilings need scaffolding, longer boards and more labour, which adds 15–25% to the ceiling cost. Vaulted and cathedral ceilings add more again because of angled cuts and awkward board placement.

2. Coffered and tray ceilings

This is where luxury custom home pricing moves the most. A coffered ceiling needs precise framing coordination, multiple inside and outside corner beads and extra taping detail. Expect a premium of $8–$15 per linear foot of coffered or tray detail on top of the base drywall price.

3. Level 5 finish

A premium smooth finish needs a full skim coat over every surface, not just the joints. It adds roughly $0.75–$1.50 per sq ft, but it's the only appropriate grade where gloss or semi-gloss paint will be used or where walls are side-lit. More in Level 5 drywall finish explained.

4. Below-grade and wet areas

Basements need moisture-resistant board, and bathrooms need cement board or a waterproofing system. Both cost more than standard board. See basement drywall finishing in Oakville.

5. Access and season

Tight access, multiple storeys and winter work (when the space has to be heated to at least 13°C for compound to cure) all add time, and time is cost.

Be careful with very low quotes

If a drywall quote in Oakville is well below the market, ask detailed questions. Low quotes often mean thinner boards, fewer coats of compound, skipped sanding or a crew that hasn't done Level 5 work. Redoing poor drywall after painting costs far more than paying the right price the first time. Our guide to choosing a drywall contractor lists what every quote should spell out.
