Drywall for Oakville's homes
Oakville spans seventy years of housing, and every era asks something different of drywall:
- South Oakville, Old Oakville, Bronte and Kerr Village: luxury custom homes and rebuilds with tall ceilings, coffers, skylights and big glass. This is Level 5 territory.
- Glen Abbey, River Oaks, Clearview and West Oak Trails: 1980s–2000s homes getting kitchens opened up, ceilings flattened and basements redone.
- Joshua Creek, the Preserve and North Oakville: newer builds with unfinished basements and builder walls that need upgrading.

Choosing a drywall contractor in Oakville
Ask for a written scope that names the level of finish, board types and number of coats; check WSIB clearance and insurance; and be wary of quotes far below the rest. Our hiring checklist covers it in detail.
Drywall taping in Oakville
Why Oakville walls need more than Level 4
In south Oakville, Old Oakville and along the lake, custom homes pair tall ceilings with walls of glass, and evening sun rakes straight across the drywall. Add eggshell or satin paint and a standard Level 4 finish shows every seam. That's why Level 5 is our standard on Oakville custom homes, not an upsell.

Oakville taping work we do
- Custom homes and rebuilds in south Oakville, Bronte and Morrison: coffered, tray and vaulted ceilings finished to Level 5.
- Re-finishing builder walls in North Oakville, the Preserve and Joshua Creek, where joints show under new lighting or a darker paint colour.
- Renovations in Glen Abbey, River Oaks and Clearview: textured or popcorn-era ceilings skim-coated smooth, new walls blended into old.
- Repairs after plumbing, electrical or water damage, blended so the patch disappears.
How LR tapes
Three full coats with a minimum of 24 hours' drying between each, sanding between coats, and a final check with a light raked across the surface. Level 4 for standard flat paint; Level 5 (a full skim coat) wherever sheen paint, big windows or grazing pot lights will show joints. Level 5 adds roughly $0.75–$1.50 per sq ft and 2–4 working days. Below 13°C compound won't cure, so winter work needs heat.
Metal stud framing in Oakville
Oakville framing, two markets
Commercial
Offices and units along the QEW corridor and North Service Road, Winston Park and the Uptown Core, plus street-front retail downtown and in Bronte. Partitions, demising walls and bulkheads are framed to the wall-type schedule, with head-of-wall details per the listed assembly. Work in multi-tenant buildings is scheduled around landlord rules. Permits go through the Town of Oakville.

Residential
Basement walls set off the foundation, bulkheads framed tight to save headroom, and steel ceiling framing for coffers and trays, where dead-straight lines make or break a Level 5 finish.
What we frame
- Interior partitions and demising walls to the wall-type schedule
- Bulkheads and soffits around ducts, beams and sprinkler mains
- Furring on foundation and block walls, with room for insulation
- Drywall ceiling grids, coffers and trays that need dead-straight lines
- Backing for millwork, TVs, grab bars and fixtures, placed before board
Steel is straight, non-combustible and rot-proof. Because LR also boards and tapes, our framers build for the finisher. See steel vs wood studs.
Commercial drywall in Oakville
Where we work in Oakville
- QEW corridor and North and South Service Roads: multi-tenant office buildings and office-industrial units, where landlord rules and after-hours work shape the schedule.
- Winston Park and the Dundas / 403 area: newer business parks with corporate offices and flex space.
- Uptown Core and the Trafalgar corridor: mixed-use, medical and professional office space.
- Downtown Oakville and Bronte: street-front retail and professional suites, often in older buildings where existing walls and ceilings are rarely square.

Featured build-out: Oakville Jiu Jitsu, 2828 Kingsway Dr. A former bank turned into a martial-arts academy: new steel stud walls and offices, fire-rated drywall, and about 2,650 sq ft of new T-bar ceiling.
Small and mid-size commercial work
Many Oakville commercial projects are a few thousand square feet: a clinic, an office, a studio or a shop. That's too small for big fit-out firms to prioritise and too involved for a handyman. LR fills that gap with metal framing, drywall and T-bar ceilings by our own crews.
Town of Oakville permits
Commercial work that adds or moves walls, or changes plumbing, HVAC or fire protection, generally needs a building permit from the Town of Oakville. Walls can't be closed until the relevant inspection passes, so we sequence framing, insulation and board around inspection dates. Being local means less dead time between visits.
Pricing in Oakville
LR's commercial drywall range is $2.50–$4.00 per sq ft of surface, materials included, with T-bar separate. Framing, insulation, drywall, taping and T-bar ceilings together typically run $18–$30 per sq ft of floor area (about $10–$21 without ceilings). See office fit-out costs in Ontario.

Home additions in Oakville
Oakville approvals to know before you design
- Zoning: Oakville's zoning by-law limits floor area, lot coverage, height and setbacks, and older south Oakville neighbourhoods have their own residential rules.
- Committee of Adjustment: designs that exceed zoning need a minor variance, which adds time to your schedule.
- Heritage conservation districts: including Old Oakville, First and Second Street, and Trafalgar Road. Additions there need heritage review.
- Conservation Halton: lots along Sixteen Mile Creek, Bronte Creek and other valleys may need a Conservation Halton permit.
- Building permit: required for every addition.
Popular Oakville additions
- Second storey on a bungalow: common in Bronte, Kerr Village, College Park and Falgarwood.
- Rear family room and kitchen extension, opening a 1970s–90s home to the yard.
- Sunrooms, sealed with spray foam so they're usable year-round.
