Milton work we do most

  • Basement build-outs in Hawthorne Village, Willmott, Coates, Clarke, Beaty, Ford, Harrison and Cobban, often with a builder bathroom rough-in ready to use.
  • Upgrades to builder finishes: flattening ceilings, adding bulkhead details, re-finishing walls where builder taping shows under light.
  • Subdivision and production work for builders. See subdivision drywall.

Finishing a newer basement right

Builder basements usually have good height, a centre beam and ducts to plan around, and an insulation blanket on the foundation that should be replaced or upgraded so the finished wall is properly insulated and air-sealed. Our basement method uses spray foam on the concrete, framing set off the wall and moisture-resistant drywall. See basement finishing in Milton.

Pricing and timing

A full basement's drywall stage typically takes 8–12 working days, and LR's typical basement drywall scope runs $8,000–$20,000. Try the estimator below for a ballpark.

Drywall taping in Milton

Common in Milton homes

  • Visible joints and flashing under pot lights or low sun: a sign of a fast Level 4, or less, under sheen paint.
  • Nail and screw pops and hairline cracks as new framing dries and settles in the first years.
  • Unfinished basements in Hawthorne Village, Willmott, Ford, Cobban and the newer south-Milton neighbourhoods, ready to be boarded and taped.

How LR tapes

Three full coats with a minimum of 24 hours' drying between each, sanding between coats, and a final check with a light raked across the surface. Level 4 for standard flat paint; Level 5 (a full skim coat) wherever sheen paint, big windows or grazing pot lights will show joints. Level 5 adds roughly $0.75–$1.50 per sq ft and 2–4 working days. Below 13°C compound won't cure, so winter work needs heat.

Metal stud framing in Milton

Milton framing work

  • Warehouse and logistics offices in the business parks along Derry Road, James Snow Parkway and the 401: front offices, washrooms, lunchrooms and mezzanine-level rooms.
  • Tall walls framed and boarded from scissor lifts, with deflection heads where walls meet the roof structure.
  • New retail plazas serving Milton's growing neighbourhoods: demising walls and tenant fit-outs.
  • Homes: basement walls and bulkheads in Milton's newer subdivisions.

What we frame

  • Interior partitions and demising walls to the wall-type schedule
  • Bulkheads and soffits around ducts, beams and sprinkler mains
  • Furring on foundation and block walls, with room for insulation
  • Drywall ceiling grids, coffers and trays that need dead-straight lines
  • Backing for millwork, TVs, grab bars and fixtures, placed before board

Steel is straight, non-combustible and rot-proof. Because LR also boards and tapes, our framers build for the finisher. See steel vs wood studs.

Commercial drywall in Milton

Milton's commercial work

  • Industrial and logistics units near the 401 and Derry Road: front-office build-outs, washrooms and lunchrooms, and demising walls between bays. See industrial & warehouse.
  • New retail plazas serving Milton's newer neighbourhoods: base-building shells handed to tenants for fit-out. See retail fit-outs.
  • Offices and clinics in mixed-use and plaza buildings.

New shells, clean starts

New industrial and plaza units usually start as a shell: slab, exterior walls and a roof deck. That's an advantage. Layout can follow the drawings exactly, and tall partitions can be framed to the deck without working around old construction. The challenge is height and fire separation. Tall walls need the right stud and deflection details, and demising walls must match the listed fire-rated assembly.

Town of Milton permits

Tenant fit-outs that build walls or change services generally need a building permit from the Town of Milton. We plan framing, insulation and board around the inspection schedule.

Pricing

LR's commercial drywall range is $2.50–$4.00 per sq ft of wall and ceiling surface, materials included, with T-bar quoted separately. Height and fire ratings move the number, so send drawings with wall heights for an accurate price.

Common questions

Do you work in new Milton subdivisions?

Yes, both for homeowners finishing basements and for builders on production work.

Can you use my builder's bathroom rough-in?

Usually. We check the rough-in location and slope, then plan the bathroom walls around it.

Why do my new walls show seams under lights?

Usually the finish level doesn't match the paint sheen and lighting. A skim coat (Level 5) on the affected walls fixes it.

Do you work for Milton builders too?

Yes. See our subdivision and production-builder page.

Do you build warehouse offices?

Yes. Front offices, washrooms and lunchrooms inside industrial shells are a core part of our commercial work.

Who issues permits in Milton?

The Town of Milton's building department. We work from the permit drawings provided by your designer or GC.
