Two kinds of Mississauga basement
Re-finishing an older basement
In Port Credit, Lorne Park, Clarkson, Cooksville, Meadowvale and Erin Mills, many basements were finished decades ago with thin insulation, panelling and poly against the concrete. They come back to the foundation, get checked for moisture, and are rebuilt with spray foam on the concrete and moisture-resistant drywall.
Finishing a newer basement
In Churchill Meadows, Lisgar and other newer areas, basements are usually unfinished with good height and plumbing rough-ins, ready for a rec room, bedroom and bathroom.

Second units
Ontario allows additional residential units on most residential lots, and the City of Mississauga has its own permit process for second units, which must meet code for fire separation, egress and ceiling height. Confirm feasibility before design.
Cost and timing
LR's typical basement drywall scope (framing, spray foam, moisture-resistant board, optional T-bar) runs $8,000–$20,000, and the drywall stage takes 8–12 working days. Full picture: basement finishing costs.

Common questions
Can you remove an old finished basement and redo it?
Yes. Demolition back to the foundation, a moisture check and a full rebuild to current code is a common project for us.
Spray foam or poly?
Spray foam directly on the concrete. Poly stapled against a foundation traps moisture.
