When building a custom home in Oakville, your drywall contractor will likely mention Level 5 finish. If you do not know what that means, this guide explains it clearly — and why it is the standard that separates exceptional custom homes from average ones.

The Five Levels of Drywall Finish
The Gypsum Association defines five levels of drywall finish (0 through 5). Each level describes how much finishing work is applied:
| Level | Description | Typical Application |
|---|---|---|
| Level 0 | No finishing at all | Temporary construction only |
| Level 1 | Tape embedded, no compound | Hidden spaces above ceilings |
| Level 2 | One coat over tape | Garages, warehouses |
| Level 3 | Two coats, light texture | Heavy texture applications |
| Level 4 | Three coats, smooth | Standard residential flat paint |
| Level 5 | Three coats + full skim coat | Custom homes, any paint sheen |
What Makes Level 5 Different?
The difference between Level 4 and Level 5 is a full skim coat applied over the entire wall and ceiling surface — not just over the joints. This creates a perfectly uniform surface with no variation in porosity between the joint compound and the drywall face paper.
Why does this matter? When you apply flat paint, surface variation is hidden. When you apply eggshell, satin, semi-gloss or gloss paint — or when a wall is side-lit by a window or pot light at a low angle — every imperfection in the underlying surface becomes visible. Level 5 eliminates this.
When Level 5 is Required
- Painting with any sheen above flat — eggshell, satin, semi-gloss, gloss
- Walls that will be side-lit by windows or grazing pot lights
- High ceilings where light rakes across the surface at a low angle
- Venetian plaster or any decorative wall finish
- Any luxury custom home in Oakville where quality is non-negotiable
Homeowners who used a cheaper crew call us after painting — asking why they can see every joint under certain light. The answer is almost always Level 4 finish on walls that needed Level 5. Repairing this after painting is expensive. Do it right the first time.
How Much Extra Does Level 5 Cost?
A premium smooth finish adds approximately $0.75 to $1.50 per square foot to your drywall cost. On a 4,000 sq ft custom home with 10,000 sq ft of wall and ceiling surface, that is $7,500–$15,000 additional — but it is one of the best investments on a luxury build. The walls look exceptional under any lighting, in any paint, for the life of the home.
At LR Contracting, Level 5 is our standard on all Oakville custom home projects. We do not offer Level 4 on luxury residential builds — because we know what the light in these homes does to walls that are not properly finished.
